About the property

A stunning detached family home located in an enviable location overlooking Crieff and to the Perthshire hills to the South West, The Heugh dates from the 1890’s and retains many original features to this day. It has been sympathetically improved over the several years by the current owners.

The Heugh is the last house on peaceful Gwydyr Road which leads to Ardvreck preparatory school, and is surrounded by greenery, abutting fields to its North. This is a rarely available property, only ever having come to market four times previously.

Ground floor:

The tiled vestibule leads to a wonderful bright reception hall which features the staircase. Off the hall are located a drawing room, dining / sitting room, Study, home office, large breakfasting kitchen, utility room and WC.

Upper floor

5 double bedrooms, 2 of which are ensuite. A further bedroom to the front is currently used as a gym. A family bathroom is located off the half landing featuring a large shower cabinet and double ended bath.

Attic floor

A spacious attic room with velux windows and double glazed dormer provides a large play / games room. A room off the games room is currently used as music room. A large walk in storage cupboard is located off.

Garden

The Heugh benefits from a mature garden with a range of plants and trees in around an acre. Offering great privacy, the gardens include some lawn, a decked area, playhouse, outbuildings and a kennel. There is a detached garage on Gwydyr Road. Off street parking for 4 cars.

Additional property features:

·     Gas Central Heating

·     Solar panel feeding hot water tank

·     Sash & case windows all maintained and benefitting from Ventrola draft proofing
