A rare opportunity to acquire an exceptionally spacious, Category B-Listed, 5 bedroom Georgian Townhouse in the Edinburgh's New Town.
This house does not come on the market often – this is only its second appearance in nearly 100 years. In that time it has been cared for by just two families – first a family of artists and, since 1976, a family of writers. It is in the New Town conservation area, has been well maintained and sensitively modernised, but the features which made it elegant and attractive in 1860, when it was designed by noted Edinburgh architect John Chesser, are intact.
The cornices in the large dining room and first floor drawing room are in perfect condition, as are the marble fireplaces. The family room, next to the kitchen, still has the original cast iron range – no longer used for cooking, but can provide a warm glow in cold winters. The room also has the Victorian pulleys – much more efficient for drying washing than a tumble dryer and a lot cheaper! The modern utility room retains the original twin Belfast sinks and the stone flags which once floored the scullery, now pave the large patio.
Large windows front and back (refurbished by Ventrolla) and a cupola reglazed with self-cleaning glass, flood the house with light.
There is a small garden at the front. Double glass doors at the back lead to a walled garden, which is south facing and catches the morning sun. Mature trees and shrubs make it attractive and a haven for birds and bees. There is a shed for garden tools and a lockable outside store. A gate leads to a private lane. Resident and visitor parking is available in the street.
Situated on East Claremont Street, a wide cobbled street located on the eastern edge of the New Town, the property lies just a short walk from cosmopolitan Broughton Street, the newly opened St James Quarter and the Edinburgh Botanical Gardens.
The immediate area caters for most needs. The nearby corner shop is open all hours for essentials and more, and can deliver newspapers. Milk is delivered, although no longer on the horse drawn cart which brought it when the present owners moved in. Broughton Street has several independent restaurants, cafes, bars, an excellent fish shop, a wholefoods store and a butcher which also sells fresh fruit and veg. Down the hill is an artisan baker and two supermarkets.
Ground Floor
Entrance vestibule with original floor tiles. A glass door leads to the oak floored hall, with dining room, toilet and kitchen off. The large dining room, which has oak flooring and a modern, efficient gas fire, has a walk-in cupboard. A wide elegant staircase leads to the first floor.
The kitchen has a separate larder cupboard which also houses the gas boiler. The adjacent family room, served as the “playroom” when the current owners’ children were young. A glass door leads to the garden room, with underfloor heating and double patio doors. Beyond is the utility room.
First Floor
The large drawing room at the front of the house overlooks the cobbled street below. There is a special dispensation to use the open fire in the drawing room. An office/study, with a connecting door to the drawing room and one to the landing. On this floor is the bathroom, with separate shower and airing cupboard. The master bedroom overlooks the garden and has a dressing room off.
Top Floor
Two large double bedrooms at the back of the house face the garden. Two smaller bedrooms are at the front: one is currently a double room, the other has a single bed and a desk and is used as a study. There is a shower room with basin and wc. A large walk-in closet off the landing provides ample storage.
